It starts with a consultation request through our site or a phone call. From there, we walk through your facility type, square footage, current scope, and what is not working with your existing setup. Most quotes can be given over the phone in that first conversation. If your building is larger or the scope is complicated, we will offer a free on-site visit so we can see the space before we price it. There is no charge for the visit and no obligation attached to it.
No. The walkthrough is part of our quoting process at no cost to you. We use it to build an accurate scope rather than a guess, which protects both sides. Buildings with high foot traffic, mixed flooring, or after-hours access requirements almost always benefit from a walkthrough because those details change the work involved, and we would rather price them correctly the first time.
Once the scope and schedule are approved, we assign a crew and set your start date. Standard office and retail accounts typically start within a week or two. Larger facilities, or accounts that need specific after-hours access, badging, or security clearance, take a little longer because we stage the onboarding properly instead of rushing people into a building they have not been oriented to. We will give you a realistic date during the quote, not an optimistic one.
You get an assigned crew, a written scope, a schedule, and access to the member portal. Once you are an active customer, the portal is where you schedule your cleanings online, submit requests, and communicate with our team without playing phone tag. It exists because the most common complaint we hear about other vendors is not the cleaning quality, it is not being able to reach anyone when something needs attention.
Yes. Active Clean Space customers are given access to our member portal, where you can book and adjust your cleanings online instead of calling to coordinate every change. If your building runs on a fixed recurring schedule, the portal is also where you request added visits, one-time deep cleans, or floor care rotations outside your standard scope.
Yes. Clean Space provides a mobile app for clients that is available through the Apple App Store. Existing customers also have access to a dedicated online member portal.

Pricing is driven by square footage, cleaning frequency, the scope of work, flooring types, restroom count, foot traffic, and whether the work happens during business hours or after hours. A 4,000 square foot professional office cleaned three nights a week is a very different program than a 30,000 square foot multi-tenant building cleaned nightly with floor care rotations built in. Our crews arrive with the equipment and cleaning products needed to complete the scope. Consumables such as paper towels, toilet tissue, hand soap, and liners can be included in your program or left to your own vendor, whichever you prefer. Some facility managers want it bundled for simplicity; others already have purchasing agreements in place. We will lay out both options during the quote so you can compare.
We build structured programs because consistency is what makes commercial cleaning work, and that generally means a service agreement. That said, we are not interested in locking anyone into long-term obligations. The terms are discussed openly during the quote, including notice periods, and nothing is buried. If the relationship is not working, we would rather fix it and ensure you are satisfied with the cleaning care your facility receives.
Your price is tied to the scope. If the scope stays the same, the price stays the same for the term of the agreement. Prices change when the work changes, for example if you add square footage, increase frequency, take on a new tenant floor, or add floor care services. We discuss any adjustment with you before it appears on an invoice. There are no surprise line items and no fees for normal service calls.
Most of our commercial accounts are cleaned after hours, overnight, or on weekends so the work never interrupts your operation. Day porter coverage is available for buildings that need restrooms, lobbies, and common areas maintained during business hours, which is common for high-rise office buildings in Brickell and other dense commercial corridors. Facilities that run around the clock, such as production plants and medical operations, get schedules built around their shift patterns.
Coverage is our responsibility, not yours. We staff with backup in mind, and when someone is out, a supervisor assigns a replacement from the same market so the scope still gets completed that night. You should not have to notice. This is the single biggest failure point with undersized cleaning vendors, and it is a large part of why our structured janitorial programs across Florida are supervised rather than left to individual cleaners to manage on their own.
Yes. We handle post-construction cleanups, move-in and move-out turnovers, seasonal deep cleans, and event cleanup, both for existing accounts and as standalone jobs. Same-day emergency requests depend on crew availability in your market, so call rather than email if the need is urgent. Existing accounts get priority on short-notice work.
An assigned crew: our cleaners are background-checked, e-verified, and trained on your specific scope before they work in your building. Consistency matters more than most buyers expect. A crew that knows which conference room hosts early meetings and which entrance takes the most traffic does better work in less time than a stranger following a generic checklist.

Through Clean Corner, Clean Space's proprietary operations platform, inspections can use Pass/Fail or numeric scoring, configurable pass-rate thresholds and required photographs. Failed inspection items can be tracked for follow-up, creating a documented quality-control process around each account.
Clean Corner is Clean Space's proprietary operations platform. It connects scheduling, time and attendance, inspections, checklists, invoicing, payroll and HR workflows, and customer communication with the individual jobs and client accounts being serviced.
Clean Corner records GPS data for crew clock-in and clock-out activity and supports configurable geofences around customer locations. Each time punch can be recorded as inside the approved geofence, outside the geofence or without GPS, together with the measured distance from the site.
Yes. Clean Corner's on-site checklist and photo workflow can operate in buildings with limited or unavailable connectivity. Checklists and photos are queued on the device and automatically synchronized when connectivity returns.
Through the member portal, by phone, or by email, whichever is fastest for you. Requests route to your account supervisor rather than a general queue. If something was missed, we correct it on the next service visit or sooner, depending on the issue. You will not be asked to file the same complaint three times.

Yes, and for most buildings it should be scheduled rather than reactive. Carpet extraction, hard surface stripping and refinishing, tile and grout work, and polished stone maintenance can all be built into your program on a rotation so floors stay in good condition instead of being addressed after they look bad. Florida buildings take on a lot of sand, humidity, and entry traffic, which shortens the life of flooring faster than most owners expect.

We match references to your facility type so the feedback is actually useful. A reference from a 60,000-square-foot warehouse tells a dental office very little.
